Bill performed a very thorough inspection of a mobile home we were looking to purchase. Bill was on time (actually a bit early which I loved) and very courteous. He explained what the inspection would cover and offered to answer any questions we had. He completed his inspection of every portion of the home (from roof to crawl space) and tested every electrical outlet, plumbing fixture, appliance and AC. His report helped us identify several problems with the home we were unaware of. His hardcopy report was thorough and the video of the crawlspace was an excellent tool to show the sellers some issues. We 100% recommend Lakeland Home Inspection Service.

Our real estate agent recommended Lakeland Home Inspection and we are so happy we went with them. They were able to schedule us for the very next day and our inspector, Bill, did an excellent job. He was very thorough and didn’t mind taking time to explain things as we went. And he sent the finished report to us the same day. Excellent service. I would absolutely recommend them.

We were referred to Bill at the last minute for a new home/new build closing. Not only was everyone very responsive, they made everything happen efficiently. We were sent reminders about our inspection appointment and Bill was prompt, professional and extremely thorough. We were very happy we were pointed in Bill's direction and highly recommend him.

Live on the opposite side of country and really depended on Bill for inspection since we weren’t able to actually step foot in the property (crazy times). Bill did an amazing job on the report. It was very detailed with lots of photos and information. He got on the roof and in the attic and found soft spots that needed to be addressed in order to purchase. Can’t imagine what would have happened without his notes. He really put our mind at ease.

I've been buying and selling homes throughout my long life and this was the most thorough inspection I have ever had. Bill was great. He gave me a very detailed report of everything with digital pictures over email. He got the report to me the next day, so fast. He came within 48 hours of me calling him so he was quick to make an appointment. He did a thermo inspection with the thermo gun and found a hot spot in the electrical panel which is a fire hazard plus he found so much more. This house I was trying to buy looked beautiful because they rehabbed the interior but they did not do any work on the systems and all of them needed to be completely replaced and the seller wanted full price which is ridiculous. The house had several things that were fire hazards that were extremely dangerous plus a bunch of other things broke the building codes. His report includes a list of all the permits that the owner pulled so you know what work was done which is great. That saved me time from having to look it up myself. The owners did not want to work with me to fix the problems (repairs) so I walked away from the deal but if I didn't have Bills report I wouldn't have known about all of these things wrong with the house so he saved me. I don't mind doing a few repairs but I am not willing to replace major systems that will cost thousands of because I just went through a divorce. I would highly recommend these people to anybody looking for an inspector.
